Q: How do I choose a Property Inspector?

A: Call up and ask about their credentials and experience. If for some reason you do not feel comfortable asking this of the inspector when speaking with them on the phone, then how will you feel asking questions during an inspection? You must feel that the inspector is qualified, experienced, and attentive to your needs.

Q: How much does a home inspection cost?

A: Unfortunately, we can’t give you a flat rate or solid answer without a few details. This includes the type of home, square footage, age, and many other factors.

Q: How long will the Inspection take?

A: Most inspections take from two to three hours; however, an inspection will depend on the size, age, & condition of the home. When scheduling an inspection, the inspector will be able to give you a more definitive time frame based on your specific property.

Q: Should I be present during the inspection?

A: We recommend that you be present for the last 30 minutes of the inspection. At this time the inspector will explain his findings and answer any questions that you may have.

Q: Why use our services?

A: The purchase of a home is one of the single most significant financial commitments that your family may ever make. Paying good money for a defective property would be a poor beginning in homeownership. It is important to know what YOU, as the primary investor, are getting for your money. Our inspections and written reports are a concise, photo documented analysis of the property’s condition.

A home inspection is an excellent tool for you, the home buyer, to help determine not only the condition of the home, but to also help foresee any immediate unnecessary additional costs that may go unnoticed without the help of a home inspection. Home inspections are not a prediction of future performance but do pinpoint existing problem areas.

Q: Why can’t I have someone in my family who is very handy or a contractor, inspect my new home?

A: This is the biggest mistake many potential new homeowners make when purchasing a home. Although the person you are considering may be very skilled, they are not trained or experienced at professional home inspections. Professional home inspection is a unique skillset acquired through formal study and tutelage. Many Professional Inspectors get what might be called an inspector’s instinct for problems. The development of that instinct takes extensive training and lots of experience doing inspections. Many contractors, and other trade professionals hire a Professional Inspector to inspect their homes when they make a purchase. They know that the skill and experience of an educated, licensed professional is their best insurance. Finally, licensed professional inspectors must adhere to a code of ethical behavior and standards of practice intended to protect your interest during a balanced review of the property.

Q: What if I have questions after the Inspection?

A: You can contact us and discuss all the aspects of your new home whenever you like. Our service is a long-term investment.

Q: Is J LaRue Services insured?

A: J LaRue Services’ insurance meets the requirements of the State of Texas.

Q: When can I expect to receive my report?

A: Reports are in most cases out 24-48 hours. However, in some cases due to the complexity of the property and the extensiveness of the report, the inspector may need to extend time. However, the inspector will let you know if he will need more time to complete the report.

Q: What does the inspection report entail?

A: The report is written on the Texas state mandated report format with digital photography, a summary report highlighting the deficiencies outlined in the main report, and an invoice showing payment.

Q: How can I pay my home inspection cost?

Home inspection cost paymentsA: We take all major credit cards and cash.

Q: When is the payment for my home inspection cost due?

A: When the inspection is scheduled, it will be secured using a credit card. The credit card will be charged the full inspection at the time of scheduling. However, you may cancel the inspection up to 24-hours in advance and obtain a full refund. Please note that inspections that are canceled with less than 24-hour notice will be reimbursed their inspection amount minus $180. Please understand that the inspector allocated a specific time slot for your inspection and by cancelling with less than 24-hour’s notice, this does not allow the inspector to schedule another prospective client during that allotted time instead.
